Overview

Doxford Park is a large scale estate regeneration project providing over 400 mixed tenure homes and extra care facilities which was delivered across seven distinct phases.

The development provides a mixture of tenure and dwelling type, including landscaping and all other associated infrastructure transforming the previously dilapidated, unpopular estate into new affordable homes that better serve the health and well-being of its residents.

In total, 838 dwellings from the existing 1960s estate were demolished, with a large scale decanting exercise undertaken for incumbent residents. Following demolition, Tolent was responsible for the construction of over 400 new homes across seven distinct phases.

An approximate target mix for the overall development was developed to suit the needs of local residents, and including bungalows, apartments and 2, 3 and 4 bedroom houses. Homes were constructed to Code for Sustainable Homes Level 3 and 4 along with a 96 unit extra care facility (Haddington Vale) which achieved a BREEAM ‘Excellent’ rating.

Designed with long term benefits in mind, the development is fully compliant with all HCA design and quality standards including Life Time Homes, Secure by Design, Building for Life and is DDA compliant.

A large linear garden runs through the centre of the estate providing open spaces and green pedestrian routes that support permeability throughout the estate and to existing schools and surrounding retail facilities.

Unique Experience

At the time of delivery, Tolent Living was a member of the Gentoo Group. During delivery the group assumed the role of the client, architect, developer and contractor with responsibility for taking all projects through the entire planning process.

The experience has given us a unique insight and awareness of the challenges and key drivers of our client base, which has allowed us to adapt our services to meet their needs. From the experience we are better able to see things from a client’s perspective and utilise our knowledge and experience to develop strategies that ensure successful outcomes.

Delivered across seven distinct phases, Doxford Park provided over 400 mixed tenure homes and supported living facilities.

 

Doxford Park was the winner of Sunderland City Council’s Building Control Quality Award for Best Housing Project.
