The Woodlands project encompassed the design and build of a social housing development on the site of a former care home in Spennymoor, comprising 8 bungalows for the over 55 market and 7 houses for social rent.
The development was inserted within existing perimeter trees and vegetation, providing natural buffers to its boundary. The over 55s bungalows are arranged to form a courtyard around a shared green space, which offers the benefit of encouraging community formation, so that the residents are able to socialise and support each other.
The house types were finished to an exceptionally high standard with spacious turfed rear gardens and 3 of the houses included Juliet balconies overlooking the front gardens. All of the properties had level access to the front and step access to the rear to make them accessible for disabled users.
In addition to the housing development, a c.100m public footpath was constructed to link the new development with the neighbouring community and a forged steel public art feature by Steve Tomlinson of an oak leaf and acorn was installed.
