Overview

The regeneration of the Pennywell estate in Sunderland consisted of the demolition of 583 existing properties, and the construction of 593 new properties over 6 phases, 50% of which were considered affordable housing.

Due to the sheer size and complexity, master planning was required for the overall scheme.  

Tolent delivered the first phase of the development comprising of 120 units, all of which achieved the Eco Homes “Very Good” standard.The scheme offered 17 different house types including bungalows, bedroom two storey homes and three storey townhouses in a Village Green type setting. The development was also was designed in accordance with the former Housing Corporation Design and Quality Standards, and also achieved Secure by Design, Building for Life, and DDA compliance.  

The ethos was that the development should respond to its surroundings, featuring buildings and spaces that are fit for purpose and will stand the test of time, while also promoting community cohesion. The contractor was involved at an early stage of development to advise on buildability and phasing issues, and the scheme was registered with the Considerate Constructor scheme. 

Unique Experience

At the time of delivery, Tolent Living was a member of the Gentoo Group. During delivery the group assumed the role of the client, architect, developer and contractor with responsibility for taking all projects through the entire planning process. The experience has given us a unique insight and awareness of the challenges and key drivers of our client base, which has allowed us to adapt our services to meet their needs. From the experience we are better able to see things from a client’s perspective and utilise our knowledge and experience to develop strategies that ensure successful outcomes.
