The Neville Close project was the first project delivered as part of a larger 4 year framework for Livin Housing to build c.300 homes across Durham.
The project promised the design and build of 14 new build, 2 bedroom apartments constructed on a former infill site in a residential area in Spennymoor, on the site of a former care home which was demolished prior to commencement.
The affordable homes were constructed using a traditional construction method on standard strip footing with a brick and render envelop and featured Juliet balconies. The ground floor consisted of pot and beam and the first floor consisted of concrete slab, complete with sand a cement screed. The development included permeable paving to the front courtyard as-well-as balustrade fencing to the open plan gardens. Neville Close is located at the end of a cul-de-sac looking out onto school playing fields with public footpaths along the site boundaries.
Tolent’s quantity surveyor was able to maintain both the client’s budget and contractor’s margin through effective cost management with limited variations (c.£15k). Tolent worked in close collaboration with LABC and the client throughout to ensure the project met all planning requirements and budget constraints. Subsequently, the site was the winner of the 2018 LABC Award Winner for Best Social or Affordable New Housing Development.

71% of subcontractors on the Neville Close project were based locally, with 77% of subcontractor spend allocated to local subcontractors.
The site team was praised by the Considerate Constructors Scheme for fostering “first class” relations in the local community.
