The development at Follingsby Park comprised the design and construction of a 120,000 sq ft warehouse, together with 15,000 sq ft 2-storey office accommodation.

The project also included forming a 50,000 sq ft concrete service yard, permeable block paved access road, permeable tarmac car parking spaces, block paved footpaths, foul and storm drainage, ancillary external works and external lighting.

Tolent completed the tenant fit out works for RUST-OLEUM Europe, including a CAT B fit out of their offices, building and fitting out warehouse washrooms and forming a 300mm high bund. The development achieved BREAAM ‘Excellent’ standard and Secured by Design.

The buildings substructure comprised reinforced concrete pad foundations, designed to support the steel columns to both the warehouse and the offices. The warehouse comprised a steel frame superstructure with built up steel cladding system.

The warehouse ground floor slab was power-floated concrete and was laid to FM1 tolerance, one of the most difficult finishes to achieve on the free movement range. During construction, an independent surveyor was employed to survey the floor to prove compliance.

The offices comprised steel frame superstructure with composite metal decking and concrete to first floor, a mixture of composite wall cladding and built up wall cladding system.

Aluminium ribbon windows were installed to all elevations and sections of aluminium curtain walling were installed to the main entrance of the office building. A glazed entrance canopy created the main entrance and was coupled with glazed entrance doors with power assist opening

This project demonstrates Tolent’s ability to deliver a BREEAM ‘Excellent’ industrial space with extensive office accommodation, utilising innovative measures to ensure compliance and safety.
