Overview

Located within a conservation area in the heart of Islington in North London, this prominent development is on the site of the former Collins Theatre, a former Music Hall built in 1863 which was burnt down in 1958.

After a variety of sundry uses the site was finally cleared in 2004. The redevelopment comprises of a 3 storey basement RC structure, ground floor retail space and 70 high quality residential apartments over 6 further floors.

Sitting on a network of 550 secant piles the 3 storey RC basement structure forms the shell of a future theatre complex. The ground floor retail units and apartments above surround a central courtyard over which a suspended glazed canopy forms a covered piazza for al fresco dining.

Apartments have access to an external balcony overlooking either the central courtyard or a landscaped garden to the rear. The spacious 2 bedroom penthouse comprises of a semi circular lounge and enjoys 360 degree views over Central London.

The development encompassed the entire site with construction up to all boundaries of the site. The site had existing 6-7 storey residential blocks along the north and west boundaries with the new development well below the foundations of the adjoining buildings.

Following demolition, the site was handed over as a flat site. The challenge was the construction of the triple basement which involved extensive temporary structural works due to the proximity of adjacent buildings. In addition, the east boundary was adjacent to Essex Road which is a major arterial route into central London.

The construction involved the deep excavation of 10,000 cubic metres of London clay over 15 metres in depth. The "bicycle wheel" steel propping system (above) was installed to support the substructure during construction from the extremely high loadings from the adjoining residential blocks and main road. This remained in place until the structural frame reached 1st Floor podium level.
