Overview

The Central Avenue development comprised two modular homes on a site which was previously home to a number of garages which were no longer fit for purpose.

The build programme was just 17 week in comparison to a typical traditional construction development programme of 22 weeks. We recognise that the housing industry needs to build more high-quality homes quicker to meet the growing demand for housing in our local communities.

As an innovative product at the forefront of the housebuilding sector, modular housing is seen as a potential solution to the housing crisis with the factory-built homes not only requiring less labour, they can be built much faster than traditional homes.

The homes were manufactured off-site using precision-engineering to ensure consistent high-quality. This is due to controlled conditions for construction ensuring, they are right first time and reducing delivery time to customers.

The homes have low running costs, c.20% less to heat than traditionally built brand new properties and approximately half the cost to heat than that of an average UK home. The homes are fully mortgageable, with all standard warranties including NHBC Buildmark.

Although the fully finished homes were delivered to site, there was still a great deal of work required in the preparation of the site before the homes were delivered, including the installation of foundations, drainage, services connections for the utilities and external works to boundary treatments and landscaping.

Working with leading offsite manufacturer Ilke Homes, six individual units made up of the ground floor, first floor and roof sections made from timber were delivered to site and installed into position to create a pair of two-bedroom homes.

Whilst the units were prepared off-site in the factory, the team were on site readying hard and soft landscaping before the installation day.
The modular homes were delivered in less than half the time of traditionally built houses, reducing disruption to the local community and cost due to site presence.

The week leading up to the installation we erected scaffolding and then take six deliveries in one day, so there was an impact on the community, but for a significantly shorter amount of time than on a traditional build programme.
