Willow Vale is an award-winning supported housing development in Bedlington, replacing an obsolete scheme which previously occupied the site. Willow Vale sought to create a magnificent place to live to support the elderly and allow them to live independent lives.
With a gross floor area of 4,301m², the development consists of 39 two-bed apartments, spread across three floors and complete with communal facilities, residents’ lounge and kitchen, hairdressers, IT suite, treatment/hobby room, assisted bathing area, guest room, car parking spaces, external works and hard and soft landscaping.
Construction comprised of a beam and block ground floor with screed overlay and timber frame, floors and roof. The external walls were built from brickwork, render and timber cladding, UPVC double glazed windows with artstone surrounds.
Tolent successfully achieved project time scales by carrying out all activities within the planned programme and budget to the full satisfaction of the client. The development achieved BREEAM ‘Very Good’ status, achieving a score of 59.7% which demonstrated compliance to sustainable best practice.
This was achieved through a variety of measures, including the installation of a cost effective solar PV array that supplied renewable power to the building. The schemes array had a total installed capacity of 15.12kWp, with an estimated annual generation of 12,902.40 kWh per annum.
Tolent was able to utilise our experience in the region by sourcing a local supply chain with over 80% of all subcontracted trades sourced from within 20 miles of the site.
