The Square was the first speculative development in the South East to achieve an EPC A rating. The buildings incorporated energy efficient design and technology to minimise running costs, together with regular shaped efficient floor plates to maximise occupational flexibility.
The scheme achieved a BREEAM rating of ‘Very Good’, scoring 90/100 for Management and 91/100 for Energy. The project comprised the design and build of The Square office quarter, which included four 3-storey visually impressing structures, ranging in size from 4,552 sq ft up to 31,568 sq ft and totalling 68,851 sq ft.
Tolent and the design team undertook regular design meetings which tracked BREEAM performance to ensure ongoing awareness of performance, which provided an early warning system for potential risks.
The scheme benefits from an exceptional car parking provision of 269 spaces, as well as a cycle park. However, the landscaping has been designed to reduce the impact of car parking on the external environment, with the creation of an avenue connecting the main entrance to a central amenity space with bench seating. This space formed a focal point at the centre of the scheme for relaxing and socialising.
Each of the 4 office buildings benefited from prominent, aesthetically asymmetrical feature entrances, with 2 glazed atria and a feature staircase in building 4.
The buildings were equipped with VRF air conditioning incorporating a heat recovery system. The offices all had full access raised floors with metal tile suspended ceilings, which incorporating LED lights with PIR and daylight dimming.
This project comprised the design and build of The Square office quarter, which included four 3-storey visually impressing structures providing a total 68,851 sq ft of high specification office space.
The project was registered with Considerate Constructors Scheme and during the audit the project received an ‘Excellent’ score across all categories.
