Overview

Situated half a mile away from the city centre and close to Roker beach, the scheme addressed the requirement for a range of self-contained apartments to offer city living for those with extra care needs, with easy access to the seaside.

Springtide Cove sought to elevate extra care living beyond just accommodation space, focusing on creating welcoming and relaxing communal spaces for residents. Each modern, open plan apartment provided independent living for the over 55s who require care, support and/or housing needs.

The project comprised the design and build of 27 one bedroom and 26 two-bedroom apartments, each of which were at access level and had their own front door leading to landscaped gardens as-well-as communal facilities including a hair salon, restaurant and spacious lounge. The care home site formerly housed council buildings which were demolished in advance of the project, which was subsequently delivered 3 weeks ahead of programme.

Using a unique development model, Tolent worked closely with the local authority to identify hotspots for potential development, matching peak demographics with areas of substandard care provision.

Once identified, Tolent engaged land agents to obtain the site which matched local demand. Following confirmation from the council, Tolent engaged a partner design team to design a scheme proposal in open dialogue with the local authority obtaining pre-application advice and design reviews from care providers to ensure the scheme was fit-for-purpose.

Upon gaining interest, Tolent undertook a full planning application at risk obtaining all required surveys, reports and investigations. Upon successful approval, Tolent was responsible for discharging all remaining conditions, supporting the care providers funding application as-well-as the ultimate design and construction of the project.

Springtide Cove comprised the design and build of 53 supported living apartments, as well as communal facilities including a hair salon, restaurant and spacious lounge.

 

This is a prime example of Tolent’s ability to deliver high quality extra care apartments and facilitating advanced sales through an early-show apartment; whilst working in close proximity to a school and engaging with local stakeholders.
