Overview

On the site of a former council depot, garage and veterinary surgery, Tolent constructed the 50,000 sq ft superstore shell with a 25,000 sq ft sales area, enabling Morrisons to house its unique Market Street which included a range of fresh food counters.

The supermarket is situated a short walk from Morpeth town centre and so the development included 283 short stay car parking spaces as well as 296 undercroft long stay spaces.

The Morrisons supermarket was constructed on behalf of Dransfield Properties and created the opportunity for a significantly larger premises for the supermarket chain in the area.

The building’s substructure consisted of a complex in situ reinforced concrete foundation solution, which was required to support the supermarket as well as serving as a flood defence system from the nearby River Wansbeck, which ran across the site’s northern boundary approximately 15m away from the main building’s footprint.

In addition to the construction of the supermarket, the project encompassed demolition works and asbestos removal, flood defence works, the installation of a new substation and public realm works, including the installation of a fountain and substantial Section 278 highway works. Furthermore, additional car parking  was created in the town centre as well as a further investment of around c.£50k on upgrading pedestrian links to the town centre.

The project achieved a BREEAM ‘Very Good’ Rating and the project team was recognised with a Bronze Award at the 2013 annual Considerate Constructors Awards.
