Overview

The new retail park in Gainsborough town centre sat on the old Marshall family’s Britannia Iron Works. The site is steeped in industrial heritage, and many of the original structures were Grade II listed.

These were refurbished and retained, with new architecture designed to blend the old with the new. The heritage is celebrated throughout the site an old steam crane from the engineering works provides a dramatic entrance to Marshall’s Yard.

The project involved the full refurbishment of several 19th Century grade II listed buildings which were converted into retail units and office accommodation. The refurbishment included full cleaning and restoration of the brickwork and where possible refurbishment of the roofs and existing windows.

Three new buildings were also constructed which “infilled” the spaces between the existing buildings. We also undertook the basic fit out works for Halfords, and for the first floor offices within Blocks 7 and 8.

The external works involved the removal of existing concrete slabs and partly contaminated sub base and construction a large car park area, service yard and carried out work to the adjoining public highway and footpaths. A four and a half metre high ornate boundary wall was also constructed along with a peace gardens which included a large water fountain.

During delivery, Tolent work with ecologistics to manage roosting bats and birds which had frequented the site prior to refurbishment. A range of bat and bird boxes were incorporated into the final scheme design.
