Overview

The Hudson Quay project encompassed a high specification three-storey, 3600m² office building overlooking the water frontage on the southern side of Middlesbrough Dock, which set the standard for the Tees Valley Regeneration flagship development.

Situated on the quay of the River Tees, the design and build development was constructed on behalf of developer Terrace Hill and was of key significance to Tees Valley Regeneration and Middlesbrough Council.

The commercial building offered modern open-plan office accommodation, with the benefit of raised floors, suspended ceilings and floor to ceiling glass windows that not only afford unrivalled views of the surrounding area, including Middlesbrough Dock, but also exceptional natural light within the office areas.

Additionally, the building benefited from a high quality prestigious entrance hall and primary staircase, together with WC and washroom facilities that are fitted out to a high standard, including granite sink tops.

The innovative building achieved BREEAM ‘Very Good’ status with a final Score of 59.62%, which far exceeded the minimum requirement of 55%.

The high-quality, modern office building was delivered both on time and to the client’s budget and Tolent later returned to negotiate and complete the client fit out as well as the fit out of The Brasserie to the ground floor in 2016; accommodating specialist bar and catering kitchen equipment, in addition to high-specification furniture and furnishing installations.

External works consisted of landscaping, the construction of a cycle shed and paving flags for pedestrian walkways, kerbs and block paved car park.

Hudson Quay is a high-quality design and build office development and was a key part of the regeneration of the Tees Valley area.
