At the time of construction, Haymarket Hub was one of the most complex technical engineering and construction projects in the UK, with major civil engineering challenges surrounding its steel frame and foundations.
It was built with exceptional organisation and management skills over and around an operational railway.
The project comprised the design and construction of a new iconic 5-storey, 68,000 sq ft office and retail development in Newcastle City Centre, built over the Haymarket Metro Station.
The project included the removal and reconstruction of the existing metro station above ground and refurbishment of the Haymarket Metro station underground in a new livery including the construction of new escalator accesses to the platforms.
The scheme was designed to become the new focal point of the city, providing retail units at ground floor level, restaurants and three floors of Grade A offices accessed from a prestigious self contained entrance lobby.
Despite its simple appearance from outside, the building is a complicated piece of engineering involving a bridge structure spanning the twin underground tunnels below. The platform of the building was largely derived from where support could be taken into the ground, due to the location of the existing sub-structures and tunnels.
Predominantly clad in glass and zinc, the curved organic form of the roof was created to soften the building and to allow for rights of light enjoyed by adjacent properties.
42nd Street Haymarket Hub was a joint-venture partnership, which was established to undertake the project. As a 50/50 shareholder, Tolent helped to finance the project whilst taking an equal share of all sales risks.
