Situated 2 miles north of Durham city centre in Pity Me, at 335,000 sq ft, Arnison Shopping Park is Durham's largest out of town retail destination.
The project was a part of the wider redevelopment of the shopping park to improve the tenant mix and increase the retail offer at Arnison, creating a cohesive look and feel to the shopping park which makes for an attractive environment for retailers and shoppers.
Throughout the project Tolent established good working relationships with the client which paid dividends as it enabled further works to be negotiated with the client. Two of the units had an Agreement for Lease prior to the contract and therefore works were agreed for certain elements to be incorporated into the shell build by Tolent. An example of this would be the positioning of access doors and drainage to suit the tenant's bespoke requirements.
Tolent managed sectional completions which allowed for the fit out contractors to access the units. The sectional completions were agreed with joint access to the rear of the units and signage zones whilst we completed our works. To mitigate any issues concerning the coordination of the works and the tenant fit out, the site set up was restricted to the adjacent car park, allowing the fit out contractors to have easy access to the units from the rear.
Ensuring that the site set up was located in the adjacent car park and forward planning to allow easy access for the fit out contractors was integral to achieving the sectional completions and the tenants desired access dates. The various projects at Arnison Shopping Park is testament to Tolent’s ability to deliver aesthetically impressive retail units to a live retail park, to create a cohesive look and feel; whilst facilitating sectional completions to manage tenant fit out works with minimal disruption to the retail park.
