Tolent Construction Limited has completed a huge range of refurbishment projects to breathe new life into neglected structures and transform historic buildings into stunning modern landmarks. Our team is adept at incorporating contemporary aesthetics and specifications into buildings whilst retaining their original character.
Projects range from modest values to multi million pound projects either to the client’s design and specification or on a design and renovation basis.
Project Spotlight: Majestic Hotel, Harrogate
The fire-damaged Majestic Hotel in Harrogate was returned to its former glory following the completion of an extensive restoration project by Tolent Construction. Two weeks after the fire caused extensive damage, destroying many areas including the roof and Grand Dining Room, Tolent were commissioned to carry out £350,000 worth of reinstatement works which included the erection of a temporary roof structure, stripping out the top two floors and installing temporary power to dry and dehumidify areas.
On completion Tolent then commenced a £1.9 million refurbishment contract which required the reconstruction of the fourth and fifth floors and a comprehensive overhaul of the hotel’s interior, including new bathroom facilities throughout and the renovation of the ground floor ballroom.
Project Spotlight: Time Offices, York
With wide ranging experience in the sensitive renovation of historic buildings, Tolent put this expertise to good use with a £1.2 million design and build contract to fully refurbish The Time Office, the former Terry's factory in York, to create high specification offices. Tolent incorporated contemporary features such as a solar powered Brise Soleil system, zinc wall cladding and a glazed roof extension added to the existing two-storey Grade II listed building, improving the aesthetics without compromising its historic characteristics.
Terry’s Chocolate Works factory closed in 2005 but today the building is a thriving commercial complex which has attracted a variety of dynamic businesses. The work was completed on behalf of Harrison Developments who remained in occupation on the ground floor during the construction work.
Project Spotlight: Irvin Building, North Shields
Tolent completed a part-new build and part-refurbishment project to rejuvenate the Irvin Building which has been a major feature on the North Shields Fish Quay for many years. The Grade II listed Victorian bonded warehouse was at the centre of the local fishing trade and features panoramic views of the River Tyne.
Having fallen into a serious state of dereliction, the building represented a major challenge but Tolent worked closely with the planning authority and the conservation officer to sensitively restore and return to its former glory in a new guise with 26 luxury apartments, office space and restaurants. Whilst remaining a working quay, North Shields Fish Quay has undergone a burgeoning renaissance as an attractive residential and commercial location.
Project Spotlight: Bond Court, Leeds
Tolent completed a £1.4 million project requiring a complete refurbishment of seven-storey office building in Leeds city centre. The development comprises five floors of high quality Grade A office space; the ground floor being two retail units and the basement containing gym, changing facilities and cycle storage. Features include video entrance system, lift installation and comfort cooling.
The modern contemporary appearance includes Lucidato polished plaster to walls, oak veneers and imported Italian tiles. Surrounded on all sides, good neighbouring policies have been of utmost importance on this scheme. The tight, restricted site demanded carefully timed deliveries, night-time working and intensive programme management.
Project Spotlight: Saville House, Sheffield
Tolent undertook this £12 million design and build refurbishment of a nine-storey office block in the city centre of Sheffield. The existing building was situated on an enclosed site, with the river Don to the rear of the site and a main arterial route to the front. In addition to these logistic concerns, Tolent were to ensure the protection of an adjoining listed building.
The existing concrete framed building was originally constructed in the early 1970s required a complete refurbishment of the external façade, roof and all internal floor levels. New mechanical and electrical services fit-out took place along with the replacement of the three internal lifts. A new insitu concrete framed car park on three storeys was also constructed to provide 237 spaces.
Project Spotlight: Senate House
Valued at £22.8 million, this major project for the University of London required the refurbishment of a 1930s Art Deco Grade II listed Library. Maintaining continuity of existing features to standards set by English Heritage, works were executed in a part-occupied building and the main tower libraries remained operational throughout the works.
Tolent’s work involved the stripping out existing electrical services and accessories followed by storage and refurbishment of heritage fixtures and fittings. We then reconfigured floor layouts and made structural alterations to risers and existing lift shafts to accommodate new services installation which included M&E, data/ IT, security, communications, BMS and controls, audio-visual, book tagging and fire alarms. Door, shelving and furniture were upgraded alongside various remedials and refurbishment of existing polished hardwood strip flooring and provision of new flooring.
