
Tolent Construction Ltd have continued to exceed not only the
developers expectations, but also those of the end users as they begin another phase on
the Tameside Industrial Estate development. Work began on the 36 acre ex-railway sidings
site in September 1996 with the area being cleared quickly in readiness for the ground
improvement and new infra-structure.
With the improved access in place, work commenced on the first
industrial units for Vitafoam Limited - a 54,000 ft2 unit, and a 114,000 ft2 facility for
James North.As with all subsequent developments on the site, Tolent secured the contract
to not only construct the building shells, but also to carry out the construction of the
inner offices and facilities. With a wide experience of office fit-outs, meeting the
varied needs for paper, paint and hardwood finishes proved a simple task.
Tolent have taken great care to make each unit distinctive whilst
following a consistent theme. In achieving this, the larger units have been constructed
from a steel clad frame with profiled steel sheeting. The colour and profile of the
sheeting has been varied to each clients needs.A number of 50,000 ft2 speculative units
have also been developed, all of which were either sold or let prior to completion of
construction.
These units differed slightly in their appearance to the other units
with an increased use of facing brick work to the prime building elevations. All of the
office accommodation featured w.c. and cooking facilities with additional canteens, locker
and shower rooms where specifically requested. In addition to this, the two larger units
for Vitafoam and James North included sprinkler protection to both office and factory
areas.The works on site are ongoing with enquires still high.
The current phase which commenced in February of this year comprises
two units totalling 82,000 ft2. With present interest in the site, Tolent anticipate
completing all further development within twelve to eighteen months.When complete, the
site will provide 470,000ft2 of industrial and office space and have a predicted value of
£16 Million.
